Our Designer Listing is recommended for homes in the upper end of your local market or homes that are in need of updating and repairs.  This package includes all of our Premier Services plus a complete set of design and staging recommendations for the 5 most important rooms in the house.  First impressions count, and in today’s competitive market sometimes a little “property primping” can make the difference between waiting for an offer and signing a deal!  This listing service is offered at a 5% commission rate with an upfront design fee of $500 (a $300 discount on these services).

            Foyer & Living Room area.

            The Kitchen – the key to selling quickly!

This will include everything from cleaning suggestions, to paint colors, to where to put the furniture.  We can suggest “free” changes as well as work with in a budget that we set together.  We’ll come back after our initial evaluation and help you put the finishing touches on your projects and prepare you for your first showing or open house.  Usually you can invest a little and reap the reward in a better selling price and fewer hassles at inspection and closing.  You can also have this evaluation done in advance of when you’d like to put your home on the market to allow time to make the repairs and changes before it is photographed or shown to any buyers.

 

Please note:  Any labor to repair, stage, renovate or manage a re-design is additional and not part of the commission structure.  Our Concierge Service includes trusted contractors with whom we can make the introductions in order to get your home in tip-top shape quickly and economically.

 

Interactive Floor Plan:   $300.00 value

Our interactive floor plan is an accurate drawing of your home with pop up photographs of the rooms and features of your home that can be added to your “Virtual Open House”.  It’s a great interactive tool to help your home stand out on the market. It will keep buyers looking at your home longer and encourage them to envision themselves living there.  The floor plan helps buyers understand how the spaces interact, and to see if their furnishings can fit into your home as well as helping them visualize any redecorating or renovation plans they might like to do if they buy your home.
